STANDARD DEPOSIT: All deposits are based on the number of days from the date of booking to the date of arrival according to the following schedule: Guests have 24-hours from time the reservation is booked to cancel with no penalty. After the 24-hour grace period expires, we require an initial deposit of 10% of the stay; 45 days prior to your arrival, we require another deposit to bring the balance paid equal to 50% of your stay; 30 days prior to your arrival, we require a final deposit to bring balance paid equal to 100% of your stay. If your booking date falls within any of the aforementioned deposit periods, the respective deposit will be required.

STANDARD CANCELLATION: Guests have 24-hours from time of booking the reservation to cancel with no penalty. If you choose to cancel your reservation after the 24-hour grace period, but 46+ days prior to arrival we will retain the initial 10% deposit; if you cancel your reservation between 45-31 days prior to arrival we will retain 50% of your stay; if you cancel your reservation on or less than 30 days prior to arrival we will retain 100% of your stay – at this point there is no refunds.

PEAK SEASON DEPOSIT (12/20/2012 - 1/3/2013, 1/17/2013 - 1/21/2013, 2/14/2013 - 2/24/2013): Guests have 24-hours from time the reservation is booked to cancel with no penalty. After the 24-hour grace period expires, we require an initial deposit to bring the balance paid equal to 50% of your stay; 45 days prior to your arrival, we require a final deposit to bring balance paid equal to 100% of your stay. If your booking date falls within any of the aforementioned deposit periods, the respective deposit will be required.
